About Us

Coral Ridge Development is a Sanibel-based general contractor specializing in condo renovations and white-box finishing. We serve Sanibel Island, Captiva Island, Fort Myers, Cape Coral, and all of Southwest Florida, delivering high-quality craftsmanship and seamless project management.​

Our Story

Founded by brothers Steve and Ben Ackley, our journey began over 40 years ago when we built our first home in Delaware County, Ohio to help pay our way through Denison University. What started as a way to fund our education quickly turned into a lifelong pursuit. After graduating, we went on to build more than 700 single-family homes across Ohio over the next two decades.

In the early 2000s, we shifted our focus to developing "Empty Nester" condominium communities and investing in income-producing real estate. That evolution gave us a wide-ranging perspective on everything from land acquisition and development to P&L management, site selection, and multi-family housing.

We learned by doing—handling every aspect of the job ourselves in the early days: planning, skilled labor, managing teams, selling, and servicing our projects. As our business grew, we grew with it. And along the way, we discovered that building a great company starts with finding great people, working well with them, and helping them grow.

"We wanted to express our deepest appreciation for the work of Coral Ridge Development, and Steve, Ben and Elizabeth Ackley.  After Hurricane Ian, it was difficult to find qualified contractors to lead the rebuild on the interior of our Condominium.  We were connected with Steve and Ben through mutual friends, and from the start the process was collaborative and efficient.

 

Ben and Steve leaned into coordination with our general contractor doing the overall rebuild of the infrastructure to help ensure that the process finished up well, and the handover went smoothly.  During the entire process they communicated what was going on, what was within their scope and what we needed to help our exterior building finish well.  Every step of the way they were clear about what the expected costs were, and what choices we were making which would have an impact on costs.  There were no surprises in the invoices we received, which is quite remarkable given the scope of the work.

 

During the selection of finishes, they provided a framework of choices, to help drive the process around consistency, where possible, between the 4 owners in the complex to minimize cost and drive to a faster conclusion.  The finishes were top rate, and working with Elizabeth, we were able to put a design together that was right on target for the look and feel we desired.

 

During the buildout, they were diligent about caring for our unit like it was their own, cleaning out debris, keeping the AC filters changed, and minimizing the chance for any damage by the various installers traversing through the unit.  Every step of the way they addressed any issues creatively, to find solutions that would keep the work on schedule without sacrificing quality.  After the work was done, they asked us to find every nick and ding that we thought needed to be fixed, and they addressed it.

 

The team at Coral Ridge made the process of rebuilding our condominium home a pleasure, and helped us create a place that our family can return to time and time again to enjoy.  Their professionalism, clear communication and attention to detail led to a collaborative process.  We would recommend their partnership for any construction or remodeling project."
